This 320 +or- acre ranch lies in both Clay and Jack Counties, between Shannon and Antelope. It has a fenced perimeter and three cross fenced pastures. The front pasture has native grasses; the middle pasture has some improved coastal. The back pasture is mostly mature post oaks and rises up a 40 ft slope to a hill in the corner. The land has paved road frontage on FM 175 and is within a five minute drive to both Hwy 148 (to Henrietta-Jacksboro) and Hwy 281 (to Wichita Falls-Jacksboro).
4 ponds provide water for livestock, with at least one in each pasture. The front pasture also has access to a water well, which is for the house. This house is in need of a complete gut job and adds minimum value to the overall value of the property; a trailer house is also on site that is not in good condition either. The Richardson Ranch is suitable for both cattle ranching AND hunting, with grazing in the first two pastures and hunting in the back oaks. Whitetails here can get bulky, with the native feed from the acorns and browse.
Because the ranch is in 2 counties, it provides access to both Midway and Jacksboro ISD schools. The land is ag exempt for taxes. No flood zone or deed restrictions in place. Surface estate only, no minerals to convey. One active oil well and its tank batteries are in the southwest corner of the property; the well operator has a separate entrance to use from the main ranch entrance.
The land doesn’t appear to have any pipeline or transmission line easements, however the neighbor on the northwest side has an access easement along the west fence going to their property, which runs approximately halfway down the property line. The access easement uses the same gate as the well operator.
This is a nice ranch, very peaceful and quiet. With some clean up, it would make a nice place to build a new home.
