Located north of Vernon, TX, this 340 +or- acres is cross fenced into five different pasture for rotational grazing. The land is laid out as 180 acres in one block, with 160 acres in another block across the road. The primary water source is through dirt water tanks; eight ponds catch water from various drainages. Terraces from the days when the land was cultivated years ago still channel water across it to help with washouts, some of which feed dirt tanks. A community water line tap is in place as a back up for droughts on the north 180 acre tract. Both tracts have access to co-op electricity. There is not believed to be any ground water in this immediate area for a stock tank, so cattle must be watered through the tanks or co-op water.
